Luxury living is close at hand in Martin's Addition! 8 homes are currently on the market including 7003 Brookville Road. Martin's Addition is a wonderful place for a relocating business executive in which to live.

If you are looking for a special neighborhood close to DC, then you need look no further than Martin’s Addition in Chevy Chase, Maryland. Begun in 1896 when Harry M. Martin began buying land from the Chevy Chase Land Company, from Wilson Offutt, Henry N. Griffith, and others. He called his acquisitions “Martin’s Additions to Chevy Chase.” In 1916 Maryland established a Special Taxing District known as Martin’s First, Second, Third, and Fourth Additions to the Village of Chevy Chase and authorized the election of a Citizens’ Committee with substantial powers, including the regulation of farm animal behavior.

Fast forward to 2012 and the Village now has more than 300 homes and is governed by a five member Village Council and Manager. No farm animals anymore, but lots of dogs and cats, children, bicycles, and families!

SO WHAT IS FOR SALE IN MARTIN’S ADDITION?

Currently there are 8 homes listed for sale, ranging from $899,000 for a 1936 colonial on Delfield to new construction at 3414 Cummings for $2795000. The property on Delfield is a three level brick colonial that was first listed two months ago for $925000. It has three bedrooms and 1 bath on the second floor, a separate living room and dining room on the main level with a screened in porch and a finished lower level with another befroom and bath. If you are looking for a large home with a big lot, then Cummings may be your answer. Built by Laurence Cafritz, it has five bedrooms and five baths, all in nearly 4700 square feet of living space on the first two floors.

The National Museum of African American History and Culture, established in 2003 by an Act of Congress, will be the the 19th Smithsonian Institution museum. It is the only national museum devoted exclusively to the documentation of African American life, art, history and culture. Construction is expected to be completed in 2015. Whether you are relocating to Washington or you are a Washington native, a new museum is always a cause for excitement!

The National Mall will light up on Wednesday, Feb. 22 with the star-studded groundbreaking ceremony for the National Museum of African American History and Culture. Even President Obama will be there as a speaker for this exciting new addition to the Washington scene. After enjoying the festivities, you should take a tour of the ever evolving Capitol Hill area with its gorgeous Victorian homes and upscale condos, perfect for first time homebuyers and empty nesters. Check out the cheese stand at the Eastern Market for some exceptional foods and grab a cup of coffee or do a little shopping across the street. Capitol Hill is an exception place to live and just a short trip to the Mall and its great museums!

The Museum of African American History and Culture won’t open until 2015, but here is a short list of some of the monumental efforts leading to this moment – courtesy of DC Magazine.

December 2001
Rep. John Lewis, D-Ga., and Sen. Sam Brownback, R-Kan., sponsor the National Museum of African American History and Culture Act with the hopes of securing federal funding for a future museum.

December 2003
President George W. Bush signs the legislation in the Oval Office. The NMAAHC will be a reality—in 12 years.

March 2005
Lonnie Bunch is named founding director, but he has no artifacts, no location and no architect. “In some ways this process has been like going on a cruise while you’re building the ship,” says Bunch.

January 2006
The Smithsonian Board of Regents selects a 5-acre location on the Mall—literally in the shadow of the Washington Monument—for the new museum.

April 2009
A design competition board, consisting of outside experts and Smithsonian pros, chooses famed architect David Adjaye’s plan, put together by the architectural team Freelon Adjaye Bond/SmithGroup.

March 2010
On the 97th anniversary of her death, the museum is given Harriet Tubman’s hymnal, along with 38 other artifacts that once belonged to the famous Underground Railroad operator.

April 2010
NMAAHC opens Ain’t Nothing Like the Real Thing: How the Apollo Theater Shaped American Entertainment at the National Museum of American History featuring Michael Jackson’s famed fedora.

August 2011
The Spirit of Tuskegee biplane, used by the Tuskegee Airmen during training in World War II, lands in Washington to add to NMAAHC’s 15,000 acquisitions.

December 2011
After a little persuasion, rock ‘n’ roller Chuck Berry agrees to turn over his favorite candy-apple red Cadillac for display at the museum.

February 2012
The groundbreaking’s invite list includes international figures, such as President Barack Obama, whose campaign and life will be covered in the museum. “We want people to see that the story continues today,” says Bunch.

New to the area? Are you trying to decide whether to rent or buy your home right now. This is a frequently asked question, and your answer depends on more than just the market: your life, your vision and your commitment to the area.

Overall, do you think it is a good idea to rent rather than buy in a new city you have just moved to? I am not sure in which area in DC I want to live – or maybe it is Ballston, Clarendon, Burke, or Potomac, Kings Farm or Kenwood Forest! Help! And of course it will matter where I land a job. I hate to throw money to the landlord, but I hate to buy in an area I may regret later. Other than living fairly close to my job, what else should I be considering about the rent-vs.-buy issue? –Renee Renter

A: If you are new to the area, you are not alone in deciding whether to rent or buy your home right now. This is a frequently asked question, and you need to evaluate some bigger issues than just the market: your life, your vision and your commitment to the area, rather than the market. It doesn’t matter if you are a first time homebuyer or a luxury home buyer! If you are new to the area, it is hard to pick a neighborhood!

If you’re going to buy, this is a great time to buy — but it’s not looking like either home prices or interest rates are going to skyrocket anytime in the next couple of years. The greater DC metro area is actually one of the few real estate markets in the country that has stayed relatively recession-proof throughout the nationwide housing crisis.

Sill, I do not advise you not to rush into buying. There is a high level of value toward “investing” your housing dollars into an asset that you own: the tax and long-term appreciation advantages from owning make renting seem like a terrible, horrible, very bad no good idea.

But on today’s market, because of the long, slow recovery path that housing appreciation will likely take over the next decade, buying a home that you can’t hold for at least seven to 10 years may not be financially wise.

The only thing worse than living in a neighborhood you cannot stand is buying in a neighborhood you cannot stand, and being stuck in that home and that neighborhood because, in the short term, your home’s value declines or even stays flat and you can’t afford to sell without coughing up thousands of your own dollars to pay off the mortgage or closing costs.

I’ve also seen newly relocated folks regret buying a home in an area they like, only to discover an area they like more after living in town for a few months.

Rethink renting as an investment in making the right decision about buying. Either get into a short-term rental or month-to-month lease and aggressively get to know your new town, even working with a real estate professional now like the Lise Howe Team who can patiently help you explore neighborhoods that seem like they might be a good fit for your personality and your lifestyle. Lise is used to people relocating to the DC area who take a number of months to find that perfect location. After all, there are lots of communities to explore and life styles to identify.

In this way, you won’t be stuck in a lease if you do happen to find “your” home and neighborhood sooner than later.

Consider areas within an easy commute from work, and some which are farther away but might offer more recreational opportunities. Decide what you want to do with your spare time — gardening, entertaining, home improvements, strolling to the coffee shop, or “downward dogging” at the local yoga studio? Do you want to drive to work or drive to play?

These sorts of decisions about the “flavor” of your desired lifestyle can influence the right neighborhood pick for you. Give us a call at the Lise Howe Team and we can help you sort out your thoughts about the various parts of the DC metro area!

With all the bad news about the real estate market, many sellers want to know the secret to selling their homes quickly. Unfortunately, there is no magic potion that guarantees 100 percent success, but there are certain factors that affect how quickly and for how much your home sells. If you need help implementing any of these, just give the Lise Howe Team a call.

1. Price: Price is the leading factor in whether or not a home sells. Your property has to be priced just below the competition to get offers. The market is not what it once was. You must value your home as today’s buyers value it – not as it was yesterday, last month, or last year. Whether it is a first time home buyer for a condo in Logan Circle or a luxury homebuyer in Great Falls, they are going to be savvy buyers!

2. Location: Location is still important. A home on a busy street or across from the well used train tracks is less desirable than one that backs up to green space. If your home is next to a gas station, then your price needs to offset the bad location. A great condo in Dupont that is priced well will get offers quickly, but even a spectacular home in Chevy Chase on a busy street will take longer to sell than one on a quiet street.

3. Liveability: This is fast becoming a hot button word in real estate. Buyers today are looking for neighborhoods that deliver amenities such as golf courses, restaurants, and theaters. Good schools, walkable neighborhoods, and easy access to transportation sell homes.

4. Condition: Renovators, flippers, and investors will always be with us, but not in as large numbers as in the past. Homes that are well-maintained or in move-in ready condition appeal to a broader range of buyers. Even simple fixes, such as new paint, cleaned carpets, or power-washed decks, can have an effect.

5. Competitive Advantage: Past area sales, as well as current listings, are your direct competition. You must take these into consideration when settling on a list price for your home. What amenities and upgrades do these homes have? Do the homes in your neighborhood all have updated baths, kitchens, or landscaped yards? In order to price in line with them you must be able to boast these same things. If you want a quick sale, then you need to be slightly under their price.

6. Curb Appeal: Curb appeal determines whether many buyers get out of the car or not. You must keep the yard orderly and maintained when your home is on the market. Seasonal flowers in pots on the front steps and a freshly painted front door are easy fixes!

7. Staging: Once inside your home, a buyer must be wowed. Even though the furniture doesn’t convey, buyers still want to see Crate and Barrel style furnishings, walk into a well lit room, see clean counter tops in the kitchen and fresh towels in the bath.

8. Kitchens: A kitchen sells a house – even to non-cooks! Minor kitchen remodels rank high among the list of top remodeling projects. Most buyers in this market turn up their noses an outdated kitchen. If you only have a limited budget for updates, spend your money in the kitchen! Any marketing should highlight the positives of your kitchen.

9. Agents: An accomplished, knowledgeable agent can be your biggest ally during the selling process. They can advise you on the latest market trends and should prevent you from chasing a falling market!

10. Marketing: Marketing has gone global. With the power of the Internet, you can showcase your home to millions of potential buyers. Sit down with your agent and develop a solid marketing plan.

Thank you for visiting the Lise Howe Team blog.

Like many residents of the DC metro area the first thing I do in the morning is turn off the security system. My system is very functional, and provides great security but home security technologies are changing and evolving just like everything else that has a computer chip. I am assured by my techie friends that the new home security easy to operate within the home or even remotely and smart enough to screen out don’t-need-to-know info, like your pet’s indoor traffic patterns.

If you’re in the market for a new security system, prices have come down significantly while the James Bondian features have increased dramatically. You will find these new systems in homes for sale in Bethesda and condos for sale in Logan Circle – and everywhere else around the metro area.

SMARTER SURVEILLANCE
Motion sensors are standard in home security, and now, high-tech cameras can also be part of the plan. A new generation of camera-driven surveillance systems like Cernium’s Archerfish removes concerns about cost and time-consuming screening by having the smarts to actually focus on what’s important: your home’s safety. You can program for expected events and types of motion, such as the kids coming home from school, and will be notified when there’s an unexpected event, whether it be a package you forgot you’d ordered or an actual intruder. Once the unexpected event is detected, you’ll get an e-mail notification with a video clip attached.

More intuitive controls
Today’s home security control panels are touch-screen, with intuitive system designs that seem more like a smartphone app. Smart security control panels don’t even have to be mounted on a wall. They are portable instead and can also extend to your laptop or smartphone, allowing you to check in and receive important alerts during daily routines or extended travel.

Multitasking home management

Home security can also be integrated with other critical monitoring streams for a one-stop solution to home management. Fire and carbon monoxide alarms, temperature regulation, HVAC component status, home lighting, and even freeze and flood alerts can be accessed from the same set of controls.

Even as home security continues to evolve and change, the points to consider while shopping remain the same. Check out the costs involved, including installation charges and any monthly fees and deposits associated with a long-term service contract. Compare component options and make sure you understand how various systems would–or wouldn’t–work for your home and lifestyle.

Finally, make sure that what you are buying works for you. A complicated system may be exactly what you want, but the future buyer of your home may not be impressed by all the bells and whistles. They may think the I-POD docking station is really great or just a waste of time. Invest in what you want and then enjoy it.

BGR the Burger Joint Has Arrived in Old Town

VINTAGE SHOPPING IN OLD TOWN SEEMS JUST RIGHT!

A town founded in 1745 should have vintage clothing stores – it just seems right! And Old Town doesn’t let you down. Check out Diva Designer Consignment at 116 S. Pitt St for three levels of vintage finds, including lots of Lilly Pulitzer like prints and colors. Sounds like a perfect way to beat the heat of summer. If classic is more your style, you might want to check out Pretty People Vintage, which just opened in March. Pretty People Vintage is run by Annie Lee, the co-founder of Annie Creamcheese in Georgetown and reflects her blend of eclectic influences. You can get great vintage clothing from every decade and new and consigned clothing too.

Take part in this conversation with the fourth President of the United States and be a party to the public debate in the company of James Madison, as presented by John Douglas Hall. Reservations are recommended. Period attire welcome, but not necessary for participation in this program.

GHOSTS AT GADSBY TAVERN?

According to the Alexandria Colonial Tours’ Ghost and Graveyard Tour, an unknown woman died at Gadsby’s Tavern and her spirit is said to still haunt Old Town even today. If you don’t believe me, you should take the one hour, six block tour to hear the costumed reenactors share tales of vengeful ghosts and unsolved mysteries. Tickets are $6 to $12 and are sold at 201 King Street.

IS IT OLD OR IS IT NEW? IT IS REAL ESTATE IN OLD TOWN

You may know that Dupont Circle is THE PLACE TO GO for a snowball fight, but did you know that the history of Dupont Circle is not as old as the rest of the city? and that it wasn’t even called Dupont Circle originally? It was supposed to be called Pacific Circle! The intersection of Massachusetts, Connecticut, and New Hampshire Avenues with Nineteenth and P Streets was there on Pierre L’Enfant’s 1791 plan for the city, but the land that is Dupont Circle today was not part of the original purchase of land by George Washington for the Federal City.

The city of Washington remained small and didn’t start moving in the direction of Dupont Circle until after the Civil War. Dupont Circle was wooded, marshy, and home to large country estates, such as Kalorama, until the 1870s. area was designated Dupont Circle in honor of Francis DuPont in 1884 when a statue of the Civil War hero was erected in its center and the parkland around it created.

The development of Dupont Circle began in the mid-1870s and wealthy DC residents moved to the neighborhood. Former and future presidents, foreign dignitaries, wealthy industrialists, and socialites built large mansions along grand avenues in a scale never seen before in DC. Exclusive shops opened along Connecticut Avenue, and a new neighborhood was born. In 1923 the Dupont statue was replaced by a large marble fountain designed by Daniel Chester French.

This demographic diversity remains today. Whether you are a first time homebuyer or a luxury home buyer, there is a place for you in Dupont Circle. With large single family townhouses and small condos, Dupont Circle offers an assortment of housing alternatives for you. Within an easy walk of George Washington University, the World Bank, K Street with its law firms, and the White House too, there are lots of people looking for homes in Dupont Circle; Just give the Lise Howe Team a call to start your search!

A DON’T MISS EVENT- To me, the best way to start a Sunday morning is with the Farmers’ Market at Dupont Circle in the parking lot behind the PNC bank (formerly the Riggs Bank). Cheese, flowers, bread, tomatoes, fresh fruit – they are all there and waiting for you to bring them home for a great Sunday dinner with friends! Add a bottle of wine and you have a perfect meal!

A DON’T MISS RESTAURANT – I confess that my favorite way to spend an afternoon is in a bookstore – and one that serves a Sunday brunch is not to be missed. What better than to drop your purchases from the Farmers Market in your car (or tuck them into your French shopping bag) and head to Kramerbooks for a delicious brunch at Afterwords and an hour spent looking at all their new titles in the bookstore. Yes, I confess that sometimes I go home and buy the same title for my Nook so that I am never without a book – but my husband still buys books! I love the Huevos Rancheros or the brie, basil and tomato omelette, but you should go to brunch and figure out your favorite! Tucked in back of the bookstore with a wall of glass it is a cozy spot for brunch or dinner!

THE OLDEST PROPERTY IN DUPONT CIRCLE CURRENTLY LISTED- CHECK IT OUT!

I am a huge lover of old properties and this one is “sort of” old! – Unit 1 at 1819 19th Street is listed for $599,oo0 for a 2 bedroom, 2 bath condo with 1137 square feet of space. The listing agent describes this as a stunning 2 bedroom/2 bath in a beautiful 1855 mansion with PARKING! 3 exposures, 11 windows, hardwood floors throughout, tons of closet space, stainless/granite kitchen. Charming turret. Private front and rear entrances, small self-managed condo with low fee, pet friendly, walk to everything. Metro 3 blocks away. 1855 – How can you not love that? (Although the tax record says that the building was built in 1885, which is more likely since Dupont Circle was built until after the Civil War!) and the listing agent neglects to mention that it is a ground floor unit with those funky windows at the top of the room – oh well – it still is a touch of history!

A DON’T MISS STORE – SECOND EDITION, DUPONT CIRCLE

Keeping with my love of bookstores, I heartily recommend that you include a stop at Second Edition just off DupontCircle at 20th and P Streets. I have gotten some wonderful first editions as Christmas gifts or housewarming gifts for family and clients. There is something wonderful (at least to me) about giving an old book to a new friend – sort of continuing the circle of life! They have a great collection of old cookbooks so you can find that cookbook that your aunt always used but you didn’t get from her or an old photography book by a master from days gone by!

DID YOU KNOW???? That before the development of the present Dupont Circle, that the land was occupied by large country estates such as Kalorama, built in 1807. Kalorama, owned by Joel Barlow, occupied over 100 acres of agricultural lands and landscaped lawns with a large home. The Kalorama estate remained along Connecticut Avenue until almost 1900 and had access from Connecticut Avenue via a front gate with gatekeeper’s cottage. Guests at Kalorama included Thomas Jefferson and Robert Fulton. During the Civil War it was occupied by an Illinois regiment and then became a smallpox hospital. In 1865, some of the land was sold to raise money to restore the mansion. That land was developed for homes along Connecticut Avenue.

Whether you are looking for a cute condo in Dupont Circle, a single family home in Bethesda close to Whitman High School, or a townhouse in Old Town Alexandria, the Lise Howe Team is here for you. With many years experience. knowledge of the whole DC metro area, and a professional approach to real estate service, It is truly HOWE REAL ESTATE SHOULD BE!

What do homebuyers want? According to a Trulia survey, buyers have some very firm ideas about what they are looking for when hiring a real estate agent. Honesty and credibility, area familiarity, good follow through, organization and good listening skills were important to buyers.

What do homebuyers want? According to a Trulia survey, buyers have some very firm ideas about what they are looking for when hiring a real estate agent. It doesn’t matter whether you are a first time home buyer or in search of a luxury home.

1. Honesty and Credibility

Many of the buyers in the survey group had past negative experiences with agents. The agents had tried to push them towards a more expensive purchase and created a false sense of urgency about placing an offer on a house. Buyers find it hard to trust anyone in today’s real estate market so it’s even more important for agents to help them feel comfortable. I promise you that I understand my responsibilities to you as your buyer agent and I will always treat you honestly and put your interests ahead of my own. I have been a Realtor for over 22 years and I understand this market and how to navigate through it. I will put my skills to work for you.

2. Area Familiarity

The buyers in the survey value agents who not only sells homes in a specific neighborhood, but also know that neighborhood well. They want an agent who knows all about the schools, local parks, safety, restaurants and even the secret gems the neighborhood has to offer.

I grew up in DC and know the DC metro area really well! Whether you are looking for a Kalorama condo for sale or for a Bethesda home for sale, the Lise Howe Team can help you. As a mother who raised and educated two children in Washington, I know how important schools are to a family. I will help you find the best match for your children. As a foodie, I love sharing my experiences eating around the area – from Burtonsville to Falls Church! Put me to the test!

3. Good Follow Through

During the Trulia survey buyers constantly verbalized their frustration with agents who didn’t do what they said. Email me, call me and send me the things you say you will. It seems like such a small thing to ask for.

I have a full time assistant just so that you never need to worry about the details of your transaction. I return your phone calls or emails every day. Whether you need an inspection or a referral to a lender, or even a gardener, you can rest easy knowing that I will be there to take care of it for you!

4. Organization

Buyers expect agents to be organized and put together. You don’t want to put up with missed appointments, disorganized home tours, and wasting your time. I agree! Your time is important. I will not waste it.

5. Good Listening Skills

Buyers want an agent to listen to them with an open mind. They want an agent who listens to what they want and will ask as many questions as required to really understand who they are and what they are looking for. I pride myself on listening to what you want and then taking it to heart. I will ask you lots of questions before we start and as we look at properties together to get more of a sense of what you really want. Watching your reaction to each property is very revealing too. Some features will make your heart sing and others will leave you cold. Those all add up to a better picture of your dream home.

Many buyers, particularly people relocating to DC from elsewhere, have no idea where to live. Do you start to look for a home for sale in Bethesda or a condo for sale in Dupont Circle? Is it important to live in an Old Town Alexandria townhouse or a Cabin John contemporary? Do you work in downtown DC or telecommute? Are schools important or is a yard for your leaping border collie more important? We will work through all those questions together and find a great home! I promise!

Whether you are a native Washingtonian or newly relocating to DC, there are lots of wonderful things to do on a summer day. One of the great museums in Washington is the Corcoran Gallery of Art, a major center of American art, both historic and contemporary. Founded “for the purpose of encouraging American Genius,” the Corcoran’s extensive collection of 18th, 19th, and 20th century American art represents most significant American artists. The Corcoran possesses a fine collection of European art as well. While continuing its efforts to represent historic American works, the gallery also encourages modern European and American artists by showing and purchasing their work, paying particular attention to artists in the Washington area.

Some of my favorite photography exhibitions have been at the Corcoran – Ansel Adams, Avedon – it seems like the great photographers all have had exhibitions here. Whether you are living in Chevy Chase, MD or Burke, Virginia, you should put the Corcoran on your summer to do list!

MADS GAMDRUP – RENUNCIATION -June 29–August 14, 2011

Currently, there is a fabulous exhibition by the Danish artist Mads Gamdrup. In a series of 16 spectacular, large-scale color photographs, Gamdrup explores the desert as a place of unexpected beauty and hope. For the project, titled Renunciation, he traveled to Egypt, Iceland, Morocco, and the United States to record empty landscapes that could serve as a “metaphor for renunciation of the unnecessary and the retention of essential hope.” Despite their geographical and geological differences, the deserts in Renunciation appear as analogous spaces. With his camera, Gamdrup transforms sprawling, open desert landscapes into abstract visual forms that together reveal a universal narrative about moving from place to place. Through Gamdrup’s lens, we see a vision of the earth that is sublime, eternal, and ready to be explored anew.

RECENT PHOTOGRAPHY ACQUISITIONS -May 14–August 28, 2011

This exhibition showcases significant and recent donations to the Photography and Media Arts collection made by local collectors and longtime supporters of the Corcoran Gallery of Art and College of Art + Design.

Featured in one gallery is a selection of major works donated by an anonymous collector in 2010. The exhibition features photojournalists and photographers who locate the spirit of humanity in portraits and in daily life. The photographs on view constitute works made by some of the foremost practitioners of the medium, including Henri Cartier-Bresson, Bruce Davidson, Leonard Freed, Sebastião Salgado, and Alex Webb.

The exhibition also presents photographs donated by Sharon Keim, a former photography dealer who founded the Washington Center for Photography. Between 2006 and 2008, Keim donated an important group of images that explores various traditions in photography, including portraiture, landscape, and experimental work. Among the artists represented in this gift are William Abranowicz, Wynn Bullock, Barbara Crane, Abe Frajndlich, Peter Goin, Kenneth Josephson, Ralph Eugene Meatyard, John Ward, Brett Weston, and Minor White. An avid book collector, Keim also donated limited edition artists’ books to the collection, and her personal trove of photography books to the Corcoran Library. Books by Ken Ashton, William Eggleston, and Robert Frank are on display.

FREE SATURDAYS AT THE CORCORAN THIS SUMMER
